How can I get lists of all the houses sold by different real estate brokers, with details? Each list should include the asking prices, the prices actually paid, the date each house was listed, the date each was sold, etc. I want to use such lists to help me decide which real estate broker to list my house with.
Is it better to use the listing real estate agent or use an agent you know to purchase a home? I want to buy this bank owned property that I found. This is my first time buying a home and never used a realtor before. The home is listed for more then I want to offer buy it for, so I want to offer a lower price. I know a realtor who is really aggressive and I think he could get me the house for what I want it for. But I think there will be a few offers on this home. So would it be better if I were to just use the agent who is representing the bank and put my offer in? Would he have more power to negotiate with the bank rather then an agent not representing the bank? I'm not too sure how it works when you use a real estate agent to purchase a home that they are not listing. I know they get a 50/50 split on the commission when the home is sold. I really don't care who I use, I just want to be able to buy the home for the price and terms I want it for.

What are the advantages/disadvantages of using the listing agent over another real estate agent? I am interested in a house and contacted the real estate company online to schedule a showing. The real estate agent told me that the listing agent is an independent through the same company, but that I should not contact the listing agent directly, because they work for the seller not the buyer, and that they won't have my interests in mind. I will simply wear a different hat , which is that of an owner selling my own home. I don't see that the broker will be entitled to a transaction fee / cut. My broker charges a flat transaction fee on any listings that sell. Since I will not be signing a listing agreement, the broker should not get a transaction fee / cut. Otherwise having a license is like getting taxed unfairly by your broker when you sell your own property. Since I pay a subscription to the MLS service.. I will list in the MLS and disclose that this an agent owned property and that it is for sale by owner. Anybody see a problem occuring? My broker said he must charge me the $1,000 transaction fee. "No True." I told him because i, the owner, would not be signing a listing agreement. makes sense? I know i have to disclose that I am an agent .. I made that statement in my question... You are saying if it is in the MLS it is listed... Really... how is that?... there is no listing agreement with myself to sell my own property. Since I subscribe to the MLS, all i have to do is log in and put it in the MLS... The MLS does not ask me to fax them a copy of the listing agreement. Also, there are many services that will put your house in the MLS for a fee. In those case the owner is not signing any listing agreement with an agent or broker but yet they are able to have their home in the MLS. So then why should an agent be unfairly taxed by a broker when they want to simply sell their own home with their own marketing etc. without any assistance, signage or any help of a broker. Should apply the same to agent / owners. Should they be trapped to pay a broker just because they have a r.e. license?
can i access the australian ticka list site that real estates use to blacklist tenants or site with info? apparently my partner and i are on there the real estate we rented through has been sold but the files carry on with new owners.BUT they are unaware to the thruth as they didnt know us as clients.they are good helpful, I WANT TO SEE WHAT HAS BEEN WRITTEN as all money was payed up (in advance) house / gardern was left great (even left air con) we recieved the full bond amount back I DONT SEE WHAT IT COULD POSSIBLY SAY.
How can I find a wholesale distributors? I mean the real ones where you use your tax i d to buy real cheap !!! I find a lot of places online where they claim you get a discount but I'm lucky if it's even 1/3 of the retail. I know there has to be some much better ones out there somewhere. I'm trying to find a free or cheap list of wholesale product distibutors. Thanks in advance for your help.
