Real Estate: Do we have to stay with agent? Will tihs cause an issue?

We're interesed in a house and want to do owner financing. We emailed a realtor and asked if they'd go for it. She said the listing agent said they'd consider it. We told our agent our terms and she said she'd run it by them. 4 days later, she said she hasn't heard back, and now she's on vacation. This is a low priced house in an area we like. Can we switch to another agent at this point? We haven't signed anything with her but want to put in a contract ASAP on this. Also, let's say it's listed by Century 21...she's an agent for the same company but a different brokerage. Do we go to the listing agent? How do we proceed?

If her company is with Century 21 your own agent can handle the deal for you - this is called shared commission - no real estate firm has exclusive rights - vacation or not if your agent is interested in making a sale - then they will be happy to contact you back - like right away - Call that company and tell them you need to talk to the agent now
