I am moving out of my rental house. The property manager sent me a list of things to do to get my deposit back?
On the list was professional carpet cleaning. I have been in this house for 3.5 years, and the carpet was old and worn out before I moved in. Do I still have to do it? If so, my friend has a professional carpet cleaner, could I use that, or do I have to pay a "professional" ?

- she made a stupid list to make sure you can't get your deposit and if you don't do everything he or she will charge you extra for "her inconvenience"
- Your are required to return the property back in the same condition as when you rrented it, less normal wear and tear. If the carpet had been professional cleaned when you took possession of the premises then your are required to return the carpet cleaned by a porfessional carpet cleaner. This is considered a totally normal requirement at the end of a tenancy..
- It means a professional comes in and cleans the carpets.l
- You must still hire a professional to come clean the carpets. Unless your friend is a cleaning professional (not just the machine), she can't do your carpets. Keep the receipt as proof of cleaning to show the landlord.
- clean is the name of the game. DO NOT hire it done and when you have the walk-through, get the exit walk through check list and see how it compares to what was marked, if anything, when you moved in. If you agree with the inspection, you are assured to get your deposit refund in 15 days. [get a copy of the inspection paper before you leave]
