(Little House book) On Top of Concord Hill - is my book this RARE? $$$$?

I sell things on Ebay and was getting ready to post a bunch of stuff in my store and up for auction. I have a book I got my daughter a few years ago, but she never read it. As usual I always check Amazon.com for book info and also to get an idea about pricing. This book: On Top of Concord Hill (Little House) by Maria D. Wilkes from 2000 is priced $55 USED. One seller has it for $220! What in the world is that? The copy I have is in great shape. Just don't have the dust jacket. I found no copies of it for sell on Ebay. My book has the same ISBN's as these other books listed for this price. Do I have a rare book? If so what should I start it off at on Ebay?

1. If you don't have the dust jacket thatn you will not get as much as you think. But you shouldf take the book to a book antiquarian who will be able to value the book for you free of change. Maybe a real auction will gain you many more money?
