In Pennsylvania does there have to be a limit on the term of a real estate listing contract?

If not what wording would you use in the contract?

  1. I would hope so. I can not think of one single reason why the Seller or the listing agent would not want a term limit on the contract. It is simply not logical.

  3. yes. it cannot be indefinite. it is a fill in the blank form. 12 months is for ignorant sellers. 3 months is for desperate realtors. somewhere in between is what most reasonable people settle on.
  4. Usually it's a fill in the blank on the contract so you can list it for however long you want. Most people list for 6 months but you could list for 1 year or longer if you wanted to. Just remember that it is a contract so you are obligated to list it for that time period. You can list for a shorter time period and then renew it when the expiration comes around. For instance, sign the contract listing it for 6 months. If, at the end of 6 months, it hasn't sold and you want to keep it listed with the same real estate agent you can renew it for another 6 months. If at the end of that 6 months you want to renew again, you can. You can keep renewing it as long as you and the real estate company want to renew it.
