Finding The Value Of Your Home,Getting The Info The Real Estate Agents Use To Advertise Your Home?

I would like to find the website that offers the info real estate agents use to market your property. The info sheets that have all the information on your property that they would give out to prospective buyers.I have been told this is public information and is available free of charge, but every website I visit want you to pay a fee for this info. I have checked out www.zillow.com but that only lists the estimated value of your home and dosent give you all the other info. Any help would be greatly appreciated!

  1. Zillow.com is a joke, in my humble opinion. Realtors use MLS (Multiple Listing Service). It is not free or available to the public. One of a Realtor's cost of doing business, besides licensing, continuing education, association fees, etc., is the hefty annual MLS membership fee. Realtor.com has a lot of the same information, and many Realtors will give you the info you're looking for, for free, in the hopes of getting your business. Good luck!
  2. You could ask an agent to do a CMA for a small fee ($50-100) instead of potentially listing with them and having to pay them 3%. I've used Zillow before and it's bull. They don't know how to look at certain aspects of the property in comparison like square footage, porches, pools, etc. They only go on the immediate areas sales, well what if you have a 1000 sf home near a 2000 sf home? Big difference. The websites lack the knowledge of the homes & the neighborhood. You could see if your county has sales info on the Property Appraiser's Office website. Some do, some don't. But that is free. Or if you don't trust realros, and don't mind paying a fee ($300-400) you could contact a real estate appraiser for what it will probably sell for. The go on actual sales not listings. You can ask the world for your house, but what it sells at is the actual "Price". Free info is hard to find. ZILLOW GIVES YOU AN AVERAGE PRICE! the best way on zillow is to look at the homes taht sold around you in the last few months called comps. any thing that is same sq ft and bedrooms within a mile. that is what appraisors do they look at your home to get an idea of the condition and then look for sales within a mile that are simular. look on zillow and input your address once your home comes up it sould show comps look for the newest comps ! and click comps! agents list your home on the MLS only agents have acess to it! if you are looking for buyers most buyers look online! forsalebyowner.com this is how i found my home & im a mortgage banker!
  4. When a Realtor does a Comparative Market Analysis to figure out the market value of your property they compare your property to other properties that have sold recently. They do this with the MLS system so they only compare with houses that have been listed in the MLS system. It wouldn't include any houses that sold by owner. It's similar to what an appraiser does but not as complex. The information about the houses that have sold is available to the public at the county courthouse but it would be a big job for a person to go in and do the research. If you knew addresses of houses that recently sold you could probably find some information. The information sheets that Realtors pass out to potential buyers are usually made on their MLS program. All of the information that the Realtor enters in the MLS is information that they received from the seller or that they got while listing the house; like, room sizes, how old the roof is, etc. I have looked at zillow and their prices seem to be off.
  5. Do you mean the Multiple Listing Service? That is what most realtors use to check current actives, recent sales, withdrawals and expires, tax information, ownership information, create CMAs, -and also to produce the MLS listing that appears on Realtor.com, flyer sheets for prospective buyers, etc. This is not free information, although some local MLS systems do have a limited "public" site. Multiple Listing Services are local (for example, Venice Florida Local Area MLS), are frequently reciprocal (we are reciprocal to the entire Southwest Florida corridor so all agents in that area can access information on all properties in that area); and they offer an extraordinary amount of information for a licensed realtor who is specially trained in this software and is PAYING for the privilege of access. And, it's not cheap. Because, this software and these sights require extraordinary amounts of maintenance - the databases involved are huge, as you might imagine. And they are not necessarily simple to use or understand, and require special training to do it correctly. However, we do have a limited public site at www.veniceareamls.com that shows some of the information from the database. If you want to know the approximate value of your home, ask a couple of realtors to do a comparable market analysis (CMA) for you. Most agents will do it for you at no charge. And, ask them if the local MLS has a limited information site that is available to the general public. Good luck and best wishes.
  6. You can make your own website to market your home. Very easy to do and it is free. The info sheets you are talking about are very easy to find as well. You should think outside the box. You don't need an agent to any of this and if you want to know more, email me.
