Can I use more than one real estate agent to show me a property?
I'm interesting in viewing a property where the listing agent works at the same company my agent works for. I realize that it may pose a conflict b/c my agent or listing agent of the same company my try to get the most for their client, the seller. So I've researched another agent that I may want to use for that particular property. So if I use agent A, for properties 1,2 & 3. And use agent B for 4, 5 & 6, can I also use agent B for property 1?

- If you signed a contract if an agent you are bound to them but if no contract you can use as many agents as you want to show you property.
- If you signed an "exclusive listing" agreement, you technically cannot, but the broker may be willing to waive the requirement under the circumstances. You can always use another broker as a "consultant" to make sure you are getting the best deal.
- No, it doesn't propose a conflict b/c they are two individuals and they don't 'work' for a firm, they work as an independent contractor under the license of the broker-in-charge. It is done all day, every day, and in my city, there is one office that has agreements with over 5,000 agents. Remember, that EACH individual agent cuts their own deals...it doesn't make any difference to me who the other party is because you STILL get paid the same....if that helps you realize that there is no conflict of interest. If you have signed a buyer's agency agreement with one agent, and you do a sales agreement with another...guess what happens? You'll owe TWO buyer's agent's commission....and the one that wasn't on the contract will sue you for their full share. I suggest that you discuss your concerns with the agent you are working with so you proceed as an educated buyer and not making decisions based on false assumptions that are unfounded.
