Has any Real Estate agent used any FSBO listing kits or expired?

I am curious if they are worth the money and if they work, and which ones has proven effective for you.

  1. There is no "kit" that is going to do the work for you. You have to make the contacts, pitch yourself and keep swinging despite how many times you have been knocked down. Most listings are FSBO because they didn't like what an agent told them, or they think they know it all and can do this themselves. Have a strong presentation that shows why FSBO is typically not successful, your marketing plan, and listing with you is the right thing to do. Be prepared for the objections and have a script to handle it. You want to be the second agent in on an expired. Typically, the listing expired because it was overpriced or under marketed. Build a great CMA on price, give examples of how strong your marketing is, say what you are going to do and make sure you do it if you promise it. Be sure to coach your potential clients on things they need to do to stage the property too.
